When do I request an inspector?

The best time to consult a home inspection company is right after you have made an offer on your new home. The real estate contract usually allows for a grace period to inspect the building. Ask your professional Real Estate agent to include this inspection clause in the contract, making your purchase obligation contingent upon the findings of a professional inspection. Hiring an inspector for a pre-listing inspection may also be a good option to discover any surprise deficiencies before your home hits the market.

It is also an appropriate time to hire a home inspector for insurance inspections for the renewal or change in home owner’s insurance policy.

Are you licensed and insured?

At True Home Inspections, all of our inspectors are certified and licensed and have general liability and errors & omissions insurance.

Do you perform diagnostic testing on your heating and cooling system? Or just turn on the air and heat to ensure they work?

At True Home Inspections we check A/C amperage draw and get temperature differentials to help ensure the system is running efficiently.

How long does an inspection take?

An inspection should take a minimum of 2 hours. Our inspections range anywhere from 2 - 4 hours depending on the size of the home. More than 4 hours may be needed for much larger homes.

What kind of report will I receive? And when will I receive it?

At True Home Inspections, we use state of the art software to create prompt and easy to read reports with clear color photos, imbedded video (when necessary) and DIY repair tips to help save you money. To ensure a thorough and quality report, we strive to digitally deliver reports the following day after the scheduled inspection.

Do you inspect the entire attic?

At True Home Inspections we exceed the standard of practices and inspect the entire attic when accessible and in safe conditions.

Do you walk the roof?

When the roof is in a safe and accessible condition, we will walk the entire roof. We prefer to walk every roof but If the roof is not in a safe and accessible condition, as FAA part 107 licensed remote pilots, we will use a high definition drone to inspect your roof and capture images.
